Both solutions are available now. I used blackra1n and haven't had any problems at all (3GS 3.1.2). However, there have been a few reported issues with blackra1n. I'm not sure about devteam's solution but they have always been good about making sure it's 100% ready before releasing anything. Granted it is a longer process of course.

I've heard that blackra1n is a tethered solution in that if you ever reboot the phone you have to have it plugged in and blackra1n loaded. I've rebooted my device multiple times and even turned it completely off and back on without having to plug it in. :/ is this only if you were to let the battery completely drain?
